Social Housing Stock Volume and Rental Income - 2022

This report is a short study of the social housing sector, describing the types of property rented out by Local Authority Registered Providers (LARP) and Private Registered Providers (PRP, more commonly referred to as Housing Associations or HAS) within England as of August 2022.
 
The analysis covers the types and volumes of properties rented out within the social housing sector in England. It was compiled using data provided by the Regulator of Social Housing in the UK.
 
The rents quoted are for properties where Social Rent and Affordable Rents are charged. They are referred to in general as “Net Rent” as they exclude Service Charges.
 
Affordable Rent levels are set at a rate of no more than 80% (including service charges) of the general rents charged within the local market. They must form part of an agreement with Homes England or the GLA, for both General Needs and Independent Living properties.
 
Social Rents are subsidised by the UK Government for low-income households. Housing providers charge social rents at a lower level than rents for similar local private-sector rented properties. Social rents are calculated using a UK Government formula that creates a level of rent for each property based on the value and size of the accommodation relative to local income levels.
 
The rent calculations in the tables below are for General Needs and Independent Living properties and exclude Temporary Accommodation and Shared Ownership property types.
